What Is an Idaho Rental Application?

In the state of Idaho, a rental application is the standard method for landlords collecting information on potential tenants. A rental application is an invaluable tool that allows landlords to uniformly collect information about who may be moving into their rental.

These documents are important because they collect personal and generally private information and indicate to the landlord whether or not an applicant would be considered an ideal tenant. Some of the information collected can include previous bankruptcies, past evictions, credit score, and so forth. Additionally, a fee is generally imposed when a tenant submits an application, which tends to average between $25 and $75.

The Idaho Rental Application Process

The Idaho rental application allows landlords to verify a prospective tenant's background information and credit history before signing a lease agreement. In Idaho, there is no maximum for an application fee; the landlord may ask for any amount. However, a landlord should review local laws to determine if there are any restrictions on the amount of the application fee.

Landlords in Idaho may also ask a prospective tenant any amount for a security deposit; there is no maximum.

A Sample Idaho Rental Application with Examples for Each Step

The rental application should include the following sections:

  • Prospective Property including complete address, type of unit, square footage, and number of bedrooms/bathrooms
  • Personal Information about the Applicant including full name, date of birth, social security number, driver's license number or Idaho state ID, current address, phone number(s), and email address
  • Rental History for the last three addresses, including current/previous address(es), name and phone number of landlord/manager, how long they lived at the address, and reason for leaving
  • Employment History/Income for the past five years, including current/previous employer(s), address, position, dates of employment, supervisor name and phone number, salary/monthly income, the reason for leaving, other sources of income, monthly income, name, address, and phone number of provider, bank account(s), bank balance(s), credit card accounts/balance owed
  • Other Occupants/Roommates including full name, date of birth, and relationship to the prospective tenant
  • Personal References (not related to the applicant) including name, phone number, and how long known; this section must be initialed or signed to give the landlord permission to contact the references
  • Vehicles including make/model, year, and license plate number/state
  • Pet Information if any; if there are any restrictions regarding pets on the property or a required pet deposit, those items should be listed on the rental application
  • Personal History/Statement including the need for a service dog, smoking status, prior evictions, prior bankruptcies, and prior criminal convictions
  • Dated Agreement and Authorized Signature including consent to a credit/criminal background check and a disclosure regarding the security deposit

Idaho Rental Application Laws

According to Idaho State Law (Idaho Code §6-321), security deposits must be returned to the tenant no later than 30 days after the tenant has fully vacated the premises.
